Letting agents booking several properties at once can often get a lower price per property. These figures are typical market ranges, not our prices. Ask us for a fixed quote for your property.
What changes the price
- Size and number of outlets. More taps, showers and bathrooms mean more time on site.
- Stored water. Cold water tanks, cylinders and calorifiers all need inspecting and recording.
- Who uses the building. Care homes and healthcare need more detailed assessment.
- Schematics. Larger buildings need a drawing of the water system.
- Access. Lofts, plant rooms and risers that are hard to reach add time.
- Travel and volume. Portfolios and multi-site contracts usually cost less per site.
The cost of legionella testing
Sampling is not needed in most rented homes, but when it is, laboratory analysis is usually charged per sample. Published UK prices start at around £40 to £60 per legionella sample plus VAT, with a separate charge for the visit to collect samples. See our testing service.
Other costs to budget for
- Remedial work identified in the assessment, such as removing dead legs or fitting a tank lid
- Tank cleaning and disinfection if an inspection shows it is needed
- TMV servicing, usually priced per valve
- Ongoing monitoring for commercial buildings
Is the cheapest quote good value?
A very cheap assessment that skips the loft tank or produces a generic report may not protect you if something goes wrong. Check that the quote covers a site visit, temperature checks, photographs, a written action plan and a review date.
Frequently asked questions
How much is a landlord legionella risk assessment?
Published UK prices for a standard rented flat or house are typically £70 to £200 plus VAT in 2026, with HMOs and blocks with shared tanks costing more.
Is a legionella test included in the risk assessment price?
Usually not. Most rented homes do not need sampling. Where it is needed, laboratory analysis is charged per sample.
Can I do my own legionella risk assessment to save money?
Yes, if you are competent. HSE allows landlords to assess their own properties, but you need to understand the risks and record what you find.
